Market Data helps to determine the market price, then I adjust accordingly. Well researched data is critical. You need more than one picture and a sale comparables. Priced too high, you'll get lookers but no offers. Priced too low you'll get bargain buyers & you may create a false frenzy for multiple offers which may only lead to the correct "market price."  Price it right, be realistic, be firm and be SOLD within three-four weeks. Any longer means something in your marketing needs adjustment. Every product has a shelf life.
